Gateway To Harlem on NY1 – Frederick Douglass Boulevard

Bier International

Last week NY1 showed an entire segment on the renewed energy on Frederick Douglasss Boulevard between 110th and 124th streets.   Businesses and residents working together to make the strip a destination for all of the neighborhoods shopping needs.  They quote “What you’re now seeing is Frederick Douglass Boulevard is really becoming  sort of the Gateway to Harlem“.  A phrase we developed here at HarlemCondoLife “Your Gateway To Harlem” when we created our site.   They go on to mention some of the businesses on the Boulevard including Bier International, Harlem Flo, Harlem Vintage, MCMB Cleaners, The 5 and Diamond Restaurant, Nectar, Lido Restaurant and Bar all of which we have mentioned and reviewed here at HCL.  They also include short interview clips with owners Jai Jai Greenfield of Harlem Vintage, Louis Gagliano of Harlem Flo, Marcelo Orbe of MCMB Cleaners and Selene Martinez of 5 and Diamond.  Here is a link to the video clip    NY1 video clip.

This area continues to stay in the news and get more recognition.  Congratulations to the businesses mentioned in this report and to all of the businesses on FDB and the surrounding area.

Harlem Development, PS90, Is Now Sold Out

We were just informed that the premier re-development in Harlem, PS90, is now sold out.  The real-estate market in Harlem continues to boom.  PS90 is located at 220 West 148th Street and is a re-developement of a circa 1905 elementary school converted into condominiums.  It is among the finest schools ever built in New York City with its Collegiate Gothic-style architecture.  See the full story below sent to us by Amy Nitzwantowski.

HARLEM DEVELOPMENT, PS90

IS NOW SOLD OUT

NEW YORK, NY, January 30, 2012 – Halstead Property Development Marketing and West 147th Street Associates LLC, an affiliate of L+M Development Partners, Inc., today announced that all units at PS90, a premier residential development in Harlem, have been sold.

Located at 220 West 148th Street, PS90 is a re-development of a circa 1905 elementary school, which is a mix of studio, one-, two-, and three-bedroom units ranging in size from 760 – 1,630 square feet and in price from $425,000 – $899,000. The sell out comes after a steady stream of sales, which initially launched at the end of 2009 byHalstead Property Development Marketing.

“We are extremely proud to reach a successful conclusion at PS90,” said Lisa Gomez, executive vice president of development at L+M Development Partners, Inc. “Buyers were drawn to the development for its unique design and value from the start, and we thank our sales and marketing team at Halstead Property Development Marketing for their hard work in strategically executing the sales process.”

PS90 is a unique, award-winning property highlighted by spacious layouts, Manhattan views, custom kitchens and spa-like bathrooms.  Penthouses feature generously-sized rooftop terraces.  The homes are built with herringbone pattern oak flooring, central air and heat, and Bosch washers and dryers.  Custom-designed kitchens include: stainless steel appliances; under-mount sinks with disposals; walnut-toned wood cabinets and pantries; Quartzite countertops and backsplashes, as well as under-counter microwaves in the islands.  Bathrooms are accentuated by grey staggered bond mosaic walls and floors, honed Palmira tiled bath and shower walls, custom tubs and separate showers with oversized rain shower heads with wands, charcoal grey vanities with integrated sinks, and dramatic recessed lighting coves.

“From the quality of the design to the high-end finishes and the generous amenities, buyers clearly recognized the value in purchasing a home at PS90,” said Stephen G. Kliegerman, president of Halstead Property Development Marketing. “The development’s value will only increase over time as this Harlem neighborhood continues to flourish.”

PS90 residents also enjoy amenities such as a fitness room; an attended lobby; a landscaped; European-style garden terrace courtyard; common lounge; work studio, media room; storage lockers and a bicycle room.

PS90 was developed by West 147th Associates LLC, an affiliate of L+M Development Partners Inc., financing was provided by Goldman Sachs’ Urban Investment Group, and the development wasexclusively marketed and sold by Halstead Property Development Marketing.

NEW RESTAURANT “H” Harlem Savour Of Seafood

For all of you seafood lovers a new addition to Frederick Douglass Boulevard just opened called  Harlem Savour Of Seafood, Inc.  Very reasonably priced with a simple but tasteful selection.

All the dishes are named after the famous Streets of Harlem.  Great idea!  You can order a three Piece Catfish & Grits plate called  ”The Frederick” for $6.50.  They also have two Lobster Tails with your choice of two sides called “116th Street” for $20.00.  That is the most expensive thing on the menu.  I ordered “The St. Nick” which is one chicken breast and grits on the Harlem’s Breakfast section of the menu.  Tasted very good.  There are several tables for eating your lunch/dinner there in the restaurant.  I have a feeling this place will do very well with the take-out and delivery crowd as well.  I’m looking forward to ordering takeout from them again this week.

It is great to have a new Seafood Restaurant here in Harlem on Frederick Douglass Boulevard.  Welcome to the neighborhood.
Stop in and check it out.

(The very nice owner Angela, informed me that she will have a facebook site posted hopefully later tonight or within a couple days.)

Reminder: Support And Go See Red Tails

Hey Harlemites!

Don’t forget to spread the word and tell your friends to check out Red Tails in theatres this weekend.  The film did great last weekend but this weekend is important too.  Let’s show our support.

For those who don’t yet know, the film is an account of the Tuskegee Airmen, an all-black World War II fighter pilot squad. The squadron, which was sent to North Africa and Italy to escort white bomber pilots, consisted of some of the best fighter pilots in the Air Corps.

Selling Harlem On HGTV’s Hit Show “Selling New York”

How hot is Harlem?

One indication is the number of times it has been featured on Selling New York, one of the best shows on real estate, in our opinion.

Harlem has been featured on three episodes recently:  west, central and east.  The neighborhood looks great, and the units are spectacular.  Two weeks ago they featured the Apex Condominiums which are located above the Aloft Hotel on West 124th Street and Frederick Douglass Boulevard.  The client was so impressed with the neighborhood and the condo that he ended up purchasing an additional unit in the same building.  Last weeks episode included an old church that had been beautifully renovated into a living loft on East 112th Street and 2nd Avenue.  The broker stated that East Harlem is an up and coming neighborhood attracting a lot of Downtowners.  For the Grand Opening and viewing of this property they hired a DJ and The Harlem Gospel Choir performed.

Check it out for yourself, on HGTV.  You can find “Selling New York” on Thursdays at 9:30PM on HGTV channel 64.
