Mayor Bill de Blasio’s administration has selected Jonathan Rose Companies and L+M Development Partners to develop a multi-building, affordable mixed-use project at 1691 Madison Avenue, located on most of the block bound by Park and Madison avenues and East 111th and 112th streets in East Harlem.

Bronx-based JCAL Development Group has filed applications for a 15-story, 75-unit mixed-use building at 2395 Frederick Douglass Boulevard, located between West 128th and 129th streets in Harlem. The project will encompass 95,200 square feet and rise 147 feet to its roof, according to the filings. There will be 8,625 square feet of retail space for a ground-floor grocery store, followed by 75 apartments across the second through 15th floors. All of the units, averaging 910 square feet apiece, will rent at below-market rates through the housing lottery.

Through a deal with the city’s Department of Housing Preservation and Development (HPD), BRP Companies is planning a 38-unit mixed-use building at 841-847 St. Nicholas Avenue, located on the corner of West 152nd Street in Hamilton Heights. The new building will measure 32,470 square feet, DNAinfo reported. All of the project’s apartments will rent at below-market rates through the housing lottery. The Dance Theatre of Harlem will also have studio space on the ground floor. New building applications have not been filed at this time

A rendering of the base has been revealed, along with new details, of the 1,100-unit mixed-use development proposed at 321 East 96th Street, located in East Harlem near the border of the Upper East Side. The latest plans call for a 1.3-million-square-foot complex featuring a 68-story tower, DNAinfo reported. It includes a total 270,000 square feet of space for three academic facilities: the School of Cooperative Technical Education (COOP Tech), a vocational trade school currently located on-site in a four-story building, and Heritage School and Park East High School, two public high schools with existing facilities nearby

The City Council has voted to approve a 15-story, 400-unit mixed-use development planned at 127 East 107th Street, located on the southern end of East Harlem. The vote essentially represents the completion of the city’s Uniform Land Use Review Procedure (ULURP) for the project, which awaits Mayor Bill de Blasio’s signature. The project, dubbed Lexington Gardens II, will encompass 411,725 square feet and will be built on much of the block bound by East 107th and 108th streets and Park and Lexington avenues.

Façade installation is nearly complete on the 12-story, 75-unit mixed-use building under development at 69 East 125th Street, in East Harlem. The latest photo of the project was captured by Harlem+Bespoke. The most recent building permits indicate the project measures 80,619 square feet and rises 120 feet to its roof, not including the bulkhead.

It appears the final design has been fully revealed for the 11-story, 233-unit mixed-use building under development at 149 East 125th Street, a.k.a. 146 East 126th Street, on the northern end of East Harlem. A groundbreaking ceremony has also been held for the project, dubbed Gotham East 126th Residential, Curbed NY reported. The latest building permits indicate it will encompass 275,566 square feet and rise 120 feet to the roof, not including the bulkhead.

Construction is complete on the residential conversion of the former P.S. 186, a previously-dilapidated five-story structure located at 525 West 145th Street, in the Hamilton Heights section of Harlem. The latest photos of the building, dubbed the Residences at PS186, can be seen in a Curbed NY report. The building contains 79 residential units, all of which are renting at below-market rates through the affordable housing lottery. The apartments, ranging from studios to two-bedrooms, should average 1,089 square feet apiece

New York City’s hospitals are struggling. St Vincent’s Hospital in the West Village shut its doors in 2010 and sold most of its property to condo developers. Beth Israel Hospital is plans to close and sell off some of its buildings in the East Village, eventually demolishing the 825-bed hospital and developing a newer, smaller facility.

Over the summer, the Durst Organization entered into contract to acquire the 36,281-square-foot site at 1800 Park Avenue, located between East 124th and 125th streets in Harlem. The developer has since closed on the purchase for just under $91 million, the New York Post reported. Durst will abandon the ODA New York-designed 24-story, 670-unit mixed-use project (originally 32 stories and 682 units) envisioned by the Continuum Company, the site’s previous owner. Instead, completely new plans will be drawn up, presumably by a different architect
