Brooklyn-based property owner Haim Nortman has acquired, for $10.2 million, 27,500 square feet of air rights from a neighboring property for a mixed-use project planned at 362 West 125th Street, in Harlem. With the additional air rights, the site could accommodate up to 108,588 square feet of mixed-use development. The new building will include commercial space and residential units, Commercial Observer reported, although new building applications have not been filed at this time. The 12,475-square-foot site is occupied by a four-story LaGree Baptist Church

Last week, applications were filed for a four-story, 18,987-square-foot commercial building at 286 Lenox Avenue, located between West 124th and 125th streets in Harlem. A rendering of the project has since surfaced, courtesy of Harlem+Bespoke. Staten Island-based Gambino+LaPorta Architecture is behind the design. There plan includes retail space on the ground floor and office space on the second, third, and fourth floors. The rendering indicates Sephora, a French cosmetic company, may set up shop in the building, although nothing has been confirmed

An anonymous Midtown East-based LLC has filed applications for a four-story, 18,987-square-foot commercial building at 286 Lenox Avenue. That’s between East 124th and 125th streets in Harlem. The project will include 15,012 square feet of commercial space in total. Retail space will be located on the ground floor, followed by office space on the second through fourth floors. Staten Island-based Gambino+LaPorta Architecture will design the 58-foot-tall structure. The 44-foot-wide, 3,792-square-foot property is occupied by a two-story commercial building. Demolition permits haven’t been filed.

Over the summer, the Durst Organization entered into contract to acquire the 36,281-square-foot site at 1800 Park Avenue, located between East 124th and 125th streets in Harlem. The developer has since closed on the purchase for just under $91 million, the New York Post reported. Durst will abandon the ODA New York-designed 24-story, 670-unit mixed-use project (originally 32 stories and 682 units) envisioned by the Continuum Company, the site’s previous owner. Instead, completely new plans will be drawn up, presumably by a different architect

Harlem-based Grid Properties is planning a four-story, 230,000-square-foot mixed-use development, dubbed the Boulevard, at 77 West Post Road, located on the southern end of downtown White Plains, in Westchester County. The latest plans call for 220,000 square feet of commercial-retail space, 38,000 square feet of which will be dedicated to a fitness center, Westfair reported. Twelve market-rate one-bedroom rental townhouses are also part of the plan, in addition to a 720-car parking garage. The project was presented to the city’s Common Council back in November, although it will eventually have to be approved by the city’s Planning Board
