A large crane was spotted the other day at One Morningside Park in Harlem on 110th Street and Manhattan Ave. The exterior of the building looks to be near completion, however there still seems to be a lot of work needed to finish the interior. The original date we posted here at HCL for construction to be finished was by January 2014. I think by March/April or even summer of 2014 is more realistic . The building is over 50 percent sold with pricey units offering views of Morningside Park and Central Park many with balconies.

Heard it through the grapevine, One Morningside Park is already 40% sold. A lot of showings are happening with brokers and clients for this condominium complex. See our numerous previous posts for detailed information on our Harlem Real Estate Menu. One Morningside is located on 110th Street and Manhattan Avenue in South Harlem. Many contracts are out and 1 to 3 bedrooms have already been snatched up by eager buyers.

It has been a couple of months since our last update on One Morningside Park , the new condominium development on West 110th Street and Manhattan Avenue. Comments are still coming in (both good and not so good) on previous posts while this building continues to go up at lightening speed. Below is a photo of the building (framed by orange line) from the North side angle looking downtown and towards the West. As you can see it is already a part of lower Harlem’s skyline. I believe from our previous posts, it will rise a total of 22 floors upon completion. That is the “Ariel” on Broadway showing in the background which is a soaring 37 floors.
A Broker (friend to HarlemCondoLife) informed us that he recently went to a courtesy preview of the building and they are going to have 69 units many with outdoor space and dirct views of Morningside Park and Central Park. One Morningside Park (update June 2013)
One Morningside Park, which we have been following and writing about since May of 2012 when it was an empty lot formerly known as 240 Manhattan Avenue, is now growing higher and faster each day. They now have a website, contact information and real estate brokers available to discuss the future units, ONE MORNINGSIDE PARK

Construction already on the 6th floor and starting on the 7th they are visibly working at a faster pace. We will continue to document the progress on One Morningside Park and share new information with you as it is presented to us. This is going to be a 22 story condiminium located on 110th Street with Central Park and Morninside park views. Many of the higher units will in addition have outdoor space.

Construction seems to be moving along at 240 Manhattan Avenue even with the snow. It appears they are already up to the 4th or 5th floor level. If you look at the buildings behind they are almost covered.

While the new potential retail and consumer consumption will be good for the neighborhood businesses and restaurants, comments and concerns are being discussed on the possible blockage of light to buildings in the surrounding areas East of 110th Street. 240 Manhattan Avenue
We have all been watching and waiting as we previously posted Construction Begins on 110th and Manhattan back in May of 2012, and now things seem to be taking off at a rapid speed. The name of this project is 240 Manhattan Avenue (by owner: 110 Manhattan Ave Equities LLC.)
This future 22 story condominium on 110th Street and Manhattan Avenue has had a lot of activity lately and the structure is now visible from behind the fence. After speaking with a gentleman on the listed telephone number at the construction site, he informed me that the building is still scheduled to be completed by January, 2014.

With this prime location on West 110th and Manhattan Ave., 240 Manhattan Avenue will provide views of both Central Park and Morningside Park. It is located just one block away from Frederick Douglass Boulevard Harlem’s Restaurant Row. There is also a subway entrance on the block as well as Central Market across the street, a Dry Cleaners, Cafe Amrita and many other conveniences all within an arms reach.
Harlem Condo Life will continue to watch, wait and see if they reach their expected completion date of January, 2014.

Three weeks ago we first reported that construction had begun “Construction Begins” on 110th street and Manhattan Avenue for a new Condominium. Well we now have an update with the final design of Manhattan Tower and information from GF55 Partners. It appears the condo tower will stand 22 stories high making it the tallest new development in South Harlem in the last couple of years. I believe 5th On the Park is the tallest. At this time being referred to as Manhattan Tower it will offer a total of 69 units with direct Central Park views.
Only three weeks back there was one crane on the site and there are now two. This is a good sign that construction is moving along nicely towards a final completion date of January 2014.

Construction has begun on the corner of West 110th Street and Manhattan Avenue. The lot has been vacant for sometime as the previous building was demolished a few years back and finally a crane has appeared and the ground has been broken.
I spoke with one of the workmen and asked him what will be going up here he replied “Condos” (surprise). I had dinner with someone at Melbas recently and met one of the developers for this building who had mentioned construction would begin shortly. I believe there will also be retail space which will add to the businesses on this strip, the Bike Shop, Dry Cleaners and Cafe Amrita.

This Friday, July 15th, from 12 noon to 4 pm, the Federation of Black Cowboys will again transform West 113th Street (between Frederick Douglass Blvd & Manhattan Avenue) into a rodeo. The cowboys will be demonstrating their riding skills and rope tricks right here in Harlem.

The event is sponsored annually by the Hale House Supportive Transitional Housing Program. Bring the kids for games, music, pony rides and to learn about the contributions of African Americans to the history of the American West.
