Manhattan Market Data for 10026 for the 1st Quarter 2011, which covers Manhattan Valley, Morningside Heights, and Harlem, as reported by Miller Samuel Inc., Real Estate Appraisers and providers of data to the New York Times.
Though I am no expert, the news suggests to me that from a pricing perspective prices in Harlem are holding their own, that early buyers should make out in the long run, and that new buyers in the current market will also. That holds true for buyers who qualify for neighborhood resident low income home buyer programs as well as those who do not. This should be especially true in those areas being characterized as
gold coast and being on or near
restaurant row, among others.
